Property description

A spacious high-end six bedroom property built on three levels, with a private infinity pool (which can be heated for a weekly supplement), games room and unspoilt front row views of the 12th fairway of the Vila sol golf course, one of the best golf courses in Portugal.Contemporary in design and furnished to a high standard throughout.

Fibre optic Wi-fi internet is included in the rental rates. Air conditioning is available for a weekly supplement.

Bright and spacious open plan lounge, dining area and modern kitchen. Large patio doors run alongside the living areas giving easy access to the poolside and allowing plenty of natural light to pour inside. The living room has two large comfortable sofas, split unit air conditioning, a wall mounted flat screen Smart TV with a Samsung sound bar, and which shows a wide range of cable channels including the English language channels BBC, ITV, BT Sports and Sky Sports (please bring your own log-in credentials to enjoy Netflix, Amazon Prime etc). There is a second seating space where you can relax and read a book. Adjacent is the dining area with a large table and seating for eight people.

The modern, air conditioned kitchen features a breakfast bar with four stools and is well equipped with appliances including five gas hobs, extractor, American style fridge freezer, integrated electric oven, grill & microwave, toaster, kettle, blender and a dishwasher. There is also a guest cloakroom on this level.

On the lower level of the property is the utility room which houses the washing machine, dryer, extra drinks fridge, extra freezer, iron and ironing board. You will also find the air conditioned entertainment room here with its own bar, a wine cooler, comfy sofa seating, flat screen Smart TV and a pool table.

As you enter the gates of  the villa, you will immediately feel right at home in the manicured forecourt with ample parking space. The rear of the property is where you will spend most of your time on holiday, relaxing on the terrace which gets the sun all day long and is furnished with twelve good quality sunbeds and parasols if you prefer a little shade. For the golfers in the group the owners have built a putting green (Putters and balls provided). For the budding chef to cook up a feast in the outdoor kitchen there is a large gas BBQ, food preparation counters, a sink and an exterior fridge. There is a lounge area with comfortable sofas, the whole garden enjoys gorgeous views of the nearby golf course and lake. The infinity design pool has steps entry and measures approx. 12m x 6m with electric pool cover (the pool can be heated for a weekly supplement).

On the entrance level you will find bedrooms one & two. Bedroom one is a double room with fitted wardrobes, a wall mounted flat screen Smart TV showing a wide range of cable channels including the English language channels BBC, ITV, BT Sports and Sky Sports (please bring your own log-in credentials to enjoy Netflix, Amazon Prime etc), split unit air conditioning and an en suite shower room with a heated towel rail. Patio doors open directly onto the poolside terrace. Bedroom two is a double room with fitted wardrobes, split unit air conditioning and an en suite shower room with a heated towel rail.

Stairs lead up to bedrooms three, four & five. Bedroom three is a double room with fitted wardrobes, split unit air conditioning and an en suite full bathroom with a corner bath tub, walk-in shower, double vanities and a heated towel rail. Bedroom four is a double room with fitted wardrobes, a safe, flat screen Smart TV showing the same channels as bedroom one and an en suite shower room with double vanities and a heated towel rail. Patio doors open onto a private balcony overlooking the golf course and furnished with two chairs. Bedroom five is a double room with fitted wardrobes, split unit air conditioning and a en suite full bathroom with a corner bath tub, walk-in shower, double vanities and a heated towel rail.

On the lower level of the property you will find bedroom six which is a twin room with fitted wardrobes, split unit air conditioning and use of the large adjacent shower room with a heated towel rail.

            Booking terms

            BOOKING CONDITIONS

             

             

            1. A damage deposit  must be paid prior to your arrival and this will be included with your final invoice.  This will be returned within 7 days of your departure when the property has been checked.  If any items have been broken or damaged the cost will be deducted from the deposit.  All extras, food pack, cot, highchair are payable in advance with the final invoice.
            2. If the rental contract is not returned within 14 days to confirm the booking it will be considered canceled.
            3. Full payment must be received 8 weeks prior to arrival. If payment is not received we will assume the booking is canceled.
            4. In the event of cancellation 16 weeks or more before arrival the 25% deposit is refundable. If cancellation is less than 16 weeks prior to arrival no refund of the deposit is payable. If cancellation is less than 8 weeks prior to arrival no refund of full payment is payable.
            5. The property will be available as from 16.00 hours on the day of arrival. It is possible the property will still be being prepared, and if this is the case you must allow the maids to work unhindered.  The property must be vacated by 10.00 hours on the day of departure unless otherwise agreed with the property manager.

            Failure to comply with the departure time can result in the forfeit of your damage deposit.

            1. Key Collection: If your arrival is before 16.00 hours key collection will be from the office unless otherwise agreed. For arrivals after 16.00 hours key collection will be advised.
            2. Only people named on the rental contract may occupy the villa. Occupancy is limited to 2 pax. per bedroom, this includes children over the age of 3.  None of the accommodation is suitable for groups of unaccompanied teenagers.  This section of the contract must be completed in full.
            3. Pets are not allowed in the property.
            4. No sub-letting of the property to third parties is permitted.
            5. Neither the property owner nor property manager accepts any liability for intermittent failures of public supplies over which she has no control, nor of sewage systems, plumbing or mechanical equipment in villas, but the property manager will use her best endeavors to arrange immediate repairs.
            6. If you have any complaints these must be made locally to the property manager during your stay so that they can be resolved. Complaints received after departure and not reported in resort will not be considered.
            7. Neither the property owner nor property managers are liable for any loss, damage or injury suffered by clients whilst in the property. All clients must make their own adequate insurance arrangements, including holiday cancellation, and confirmation to the property manager that this has been done.

            Where the villa has an alarm please note that its use is mandatory otherwise, in the case of burglary, any insurance claim will be invalid

            1. The client promises to treat the property with respect during the rental period and report any mishap or damage to the property manager.
            2. Any breach of contract will result in termination of the occupancy within 48 hours without any refund of rental paid.
            3. Pool heating notes:

            Pool heating is available for the minimum of £100 per week and the minimum period is 7 days.  When requesting pool heating please bear in mind that the weather effects the pool temperature.  Heavy rain can neutralise the heating and the ambient air temperature also impacts on the pool heating.  If the average ambient temperature is 12 degrees or less then the pool heating will not get to a temperature suitable for comfortable swimming.

             

            The pool heating is switched on 3 days prior to arrival, so if bad weather means you cannot use the pool your money cannot be refunded as expenses have already been incurred.

             

            As the temperature can drop considerably at night, if you do not use the pool cover then heat will escape and the pool temperature can drop quite dramatically.  No complaints regarding the pool temperature can be considered if the pool cover is not used daily. 

             

            If the pool heating fails then a pro rata refund will be made as long as the client advises us of the problem whilst in resort.

            1. At all times during your holiday, you are expected to have consideration for your fellow travellers and other third parties. If in the opinion of ourselves, any service provider, accommodation owner or other person in authority, you are or appear to be behaving in such a way as to cause, or to be likely to cause, danger, distress, annoyance or damage to third parties or property either ourselves or the supplier concerned may terminate your holiday  arrangements. In this situation, we will have no further liability to you and will not be responsible for meeting any expenses you incur as a result, making any refund or paying any compensation. You and/or your party may also be required to pay for loss and/or damage caused by your actions and we will hold you and each member of your party jointly and individually liable for any damage or losses caused by you or any member of your party. Full payment for any such damage or losses must be paid directly to the accommodation owner or other supplier prior to departure from the accommodation. If you fail to make payment, you will be responsible for meeting any claims (including legal costs) subsequently made against us as a result of your actions together with all costs we incur in pursuing any claim against you. We cannot be held responsible for the actions or behaviour of other guests or individuals who have no connection with your booking arrangements or with us.
