Property description

This semidetached villa  floor is situated in Victory Village Club a 4 star complex situated on the Sao Lourenco Golf Course.

This is a family house where four generations have enjoyed their vacations all year round. It’s as close as you can be to Gigi beach in Quinta do Lago, a 15 minutes walk to the sand and the sea after crossing the beautiful wooden bridge over Ria Formosa. The lake and the Golf Courses are also close.

The villa has three en suite bedrooms with private bathrooms and an additional bathroom for guests on the ground floor. The luminous living room provides access to the private swimming pool and a barbecue. 

Free wifi, tv with international channels and air conditioning.

Wake up overlooking the pines and the Sao Lourenço’s golf course.

Private car parking is available free of charge.

Victory Village also offers a very big swimming pool with bar and restaurant and a tennis course.

All year round there are miles of cycling or walking paths through the Ria Formosa protected area, the salt flats, the pine forests or the beaches that stretch for more than 10 miles of golden sand.

Towels and linen included. Towels changed twice weekly, linen once weekly (more by arrangement).  Maid service 2 X  week.

 

CITY TAX

Tourism/City Tax - there is a local tourist tax for all visitors to Loulé city, charged together with the rental-  This tax is payable by the visitor, however it is collected by us with the final accommodation balance and passed  to the local authorities.

The tourist tax is charged per person, per night, for a maximum of 5 consecutive nights per person, per stay.  – (excluding guests under the age of 16, the tax will NOT be applied.) 

Low season – from 1st November to 31st March 

  •  €1.00 per person/per night 

High season – from 1st April to 31st October

  • €2.00 per person/per night

            Booking terms

            BOOKING CONDITIONS

             

             

            1. A damage deposit  must be paid prior to your arrival and this will be included with your final invoice.  This will be returned within 7 days of your departure when the property has been checked.  If any items have been broken or damaged the cost will be deducted from the deposit.  All extras, food pack, cot, highchair are payable in advance with the final invoice.
            2. If the rental contract is not returned within 14 days to confirm the booking it will be considered canceled.
            3. Full payment must be received 8 weeks prior to arrival. If payment is not received we will assume the booking is canceled.
            4. In the event of cancellation 16 weeks or more before arrival the 25% deposit is refundable. If cancellation is less than 16 weeks prior to arrival no refund of the deposit is payable. If cancellation is less than 8 weeks prior to arrival no refund of full payment is payable.
            5. The property will be available as from 16.00 hours on the day of arrival. It is possible the property will still be being prepared, and if this is the case you must allow the maids to work unhindered.  The property must be vacated by 10.00 hours on the day of departure unless otherwise agreed with the property manager.

            Failure to comply with the departure time can result in the forfeit of your damage deposit.

            1. Key Collection: If your arrival is before 16.00 hours key collection will be from the office unless otherwise agreed. For arrivals after 16.00 hours key collection will be advised.
            2. Only people named on the rental contract may occupy the villa. Occupancy is limited to 2 pax. per bedroom, this includes children over the age of 3.  None of the accommodation is suitable for groups of unaccompanied teenagers.  This section of the contract must be completed in full.
            3. Pets are not allowed in the property.
            4. No sub-letting of the property to third parties is permitted.
            5. Neither the property owner nor property manager accepts any liability for intermittent failures of public supplies over which she has no control, nor of sewage systems, plumbing or mechanical equipment in villas, but the property manager will use her best endeavors to arrange immediate repairs.
            6. If you have any complaints these must be made locally to the property manager during your stay so that they can be resolved. Complaints received after departure and not reported in resort will not be considered.
            7. Neither the property owner nor property managers are liable for any loss, damage or injury suffered by clients whilst in the property. All clients must make their own adequate insurance arrangements, including holiday cancellation, and confirmation to the property manager that this has been done.

            Where the villa has an alarm please note that its use is mandatory otherwise, in the case of burglary, any insurance claim will be invalid

            1. The client promises to treat the property with respect during the rental period and report any mishap or damage to the property manager.
            2. Any breach of contract will result in termination of the occupancy within 48 hours without any refund of rental paid.
            3. Pool heating notes:

            Pool heating is available for the minimum of £100 per week and the minimum period is 7 days.  When requesting pool heating please bear in mind that the weather effects the pool temperature.  Heavy rain can neutralise the heating and the ambient air temperature also impacts on the pool heating.  If the average ambient temperature is 12 degrees or less then the pool heating will not get to a temperature suitable for comfortable swimming.

             

            The pool heating is switched on 3 days prior to arrival, so if bad weather means you cannot use the pool your money cannot be refunded as expenses have already been incurred.

             

            As the temperature can drop considerably at night, if you do not use the pool cover then heat will escape and the pool temperature can drop quite dramatically.  No complaints regarding the pool temperature can be considered if the pool cover is not used daily. 

             

            If the pool heating fails then a pro rata refund will be made as long as the client advises us of the problem whilst in resort.

            1. At all times during your holiday, you are expected to have consideration for your fellow travellers and other third parties. If in the opinion of ourselves, any service provider, accommodation owner or other person in authority, you are or appear to be behaving in such a way as to cause, or to be likely to cause, danger, distress, annoyance or damage to third parties or property either ourselves or the supplier concerned may terminate your holiday  arrangements. In this situation, we will have no further liability to you and will not be responsible for meeting any expenses you incur as a result, making any refund or paying any compensation. You and/or your party may also be required to pay for loss and/or damage caused by your actions and we will hold you and each member of your party jointly and individually liable for any damage or losses caused by you or any member of your party. Full payment for any such damage or losses must be paid directly to the accommodation owner or other supplier prior to departure from the accommodation. If you fail to make payment, you will be responsible for meeting any claims (including legal costs) subsequently made against us as a result of your actions together with all costs we incur in pursuing any claim against you. We cannot be held responsible for the actions or behaviour of other guests or individuals who have no connection with your booking arrangements or with us.

             

             

            Addendum: Covid-19 ( Coronavirus) - Coronavirus epidemic -  A1 Property Management cannot accept liabilities arising from cancellations of bookings travel arrangements and any consequential losses that may occur due to this situation and Government restrictions. We advise clients to obtain suitable travel insurance as this situation is entirely out of our control.  Presently all normal booking conditions for amendments and cancellations apply.
